It has been estimated that there are some 300,000 hectares of `contaminated` land in the UK and a further 65,000 hectares of brownfield land. In many instances, the contamination can be removed or remediated to make individual sites suitable for development. However, the level and nature of contamination present can make the cost of remediation prohibitive.
Land Remediation Relief (LRR) is a generous tax relief designed to incentivise the development of brownfield and contaminated land for both commercial and residential purposes. LRR offers an enhanced 150% deduction against tax for qualifying expenditure incurred when remediating contaminated land, or bringing derelict land back into productive use.
With the introduction of local authority brownfield registers and permission in principle orders, there are now even greater opportunities for developers.
